Remodel / Renivation Information


Anything more than floor covering or painting requires Board of Directors approval.
For all renovations other than carpeting and interior painting, you must get approval. Certain renovations may be approved by the Manager; he will let you know whether or not you need Board approval. Please submit in writing a detailed description of your renovation to the manager. Floor plan alterations, especially if those that involve electrical and/or plumbing changes, may require a City and County permit in addition to a detailed description. For more information see City & County Section 18-3.1. The resident manager has the right to inspect work as it is being done, and to review the City and County building permit. The Resident Manager has the right to stop any work that is not properly approved.

Lanai Enclosures
Only storm roll-up shutters or glass enclosures are allowed. The storm roll-up shutters must conform in color and style to what is currently installed on each building. Glass enclosures require a City & County building permit. The Tradewinds charges a $75.00 fee for approved documentation for glass enclosures; you must give this approved documentation to the person/company who will install your glass enclosure. Likewise, you must obtain at your cost a permit from the City & County along with this approved documentation. Contact the Resident Manager for details.

When Remodel / Renovation work can be done.
All remodel / renovation work must be done between the hours of 8:00 AM and 5:00 PM, Monday through Saturday. No work is allowed on Sunday. Noisy work such as hammer drilling, jack hammering, etc. is restricted to the hours of 10:00 AM to 4:00 PM, Monday to Friday, and require Manager approval. The manager will notify the appropriate neighbors. When work is done there must be at least one English speaking person on the job. The manager has the right to immediately stop any work not previously approved.

Common Areas
Common areas, including access to common areas, must not be blocked at any time; these areas include: elevators, doorways (to your own or another's apartment, and/or storage closets), lobby areas, breezeway areas. You are responsible for cleaning any common area that you or your workers have soiled. The Tradewinds can provide mops, buckets, and/or a vacuum to aid you in cleaning common areas that you have soiled. Soilage includes powder foot prints down the breezeway. Common areas are not to be used for cutting materials. Please contact Security or the Resident Manager for clean-up materials.

Dust Control
You are required to filter and contain any amount of excessive dust. This includes your lanai: if you use your lanai for cutting or sanding, you must contain the debris to your lanai and not permit any cuttings to fly off your lanai.

Parking
The Tradewinds has NO ALL DAY PARKING. Parking is available on a first come, first serve basis. The front Porte Cochere is limited to 15 minutes; visitor parking in our approved stalls is limited to a maximum of 2 hours.

Elevators
Elevators must be padded when moving materials. Contact the Resident Manager for our pads at least one day BEFORE you need the elevator. Elevators cannot be locked-down. Materials must be staged to allow residential usage of the elevators as soon as the material is out of the elevator. Pre-measure objects that you expect to fit into the elevators. Elevator weight limit is 2,000 pounds.

Loading and Unloading
Loading and unloading must be done through the rear entry gate or B Building sliding door. Temporary parking is allowed in the drive near the sidewalk; however, you must move your vehicle immediately if another vehicle needs access to their parking. The sidewalk and ramp cannot be blocked at any time.

Property Carts, Dollie's and Hand Trucks
Residents may temporarily use the carts, dollies, and hand trucks which the Tradewinds provides. Please see the Manager or Security.

Demolition
All construction debris must be hauled to a City & County transfer station. The Tradewinds dumpsters cannot be used for this purpose. For more information Click Here.  No construction debris can be deposited on or in the Tradewinds trash cans located on each floor. Minor debris may be taken to the Tradewinds dumpsters if there is room. Please contact the Resident Manager.  Bulk refuse (appliances, furniture, carpeting, etc.) can be taken to the sidewalk area along Hobron Street on Friday afternoons. This will be picked up by the City and County early Saturday morning. Placing items here prior to Friday noon can results in the owner being fined $50.00.

Building Water Shut-off
The Tradewinds has scheduled water shut-offs the first Tuesday and third Wednesday of every month, from 9:00 AM to 11:00 AM.  You must schedule with the Resident Manager if you need the water off.  Water is not shut-off  if no one has scheduled.  If you have an emergency problem contact Security or the Resident Manager.

Design Requirements:
Glass and louvers viewable from the front door must remain the same in color and design. Window coverings must be white or off-white from the outside.  Exhaust ducts located within an apartment cannot be altered without prior approval, and can never be cut into for plumbing or electrical modifications.
